How we work

Five stages, and what each one costs you in time.

One firm draws it, prices it and builds it, so there’s no gap between what the architect promised and what the builder quoted.

  1. 01

    Site visit

    We come and look at the house, talk through what you want, and tell you roughly what it costs, whether it needs planning, and when we could start.

    How long
    About an hour.
    What we need
    Nothing. Not even drawings.
    What you get
    A rough figure on the day, and a written quote after.
  2. 02

    Design and planning

    We draw it, or price from your drawings. Where the job needs planning permission or prior approval, we handle the application.

    How long
    Weeks rather than days, and longer if it needs planning permission.
    What we need
    Decisions on layout and finish level.
    What you get
    Drawings, and the planning or building-control route in writing.
  3. 03

    A fixed price for the agreed scope

    Once the design is agreed, we quote a fixed price for that scope. Changes are priced in writing and signed off before we do them.

    A few days after the design is agreed.
    What we need
    Sign-off on the scope.
    What you get
    A fixed price and a written timeline.
  4. 04

    Build

    Our own team, working to the programme, with one person you call about anything.

    How long
    The programme is in the contract before we start.
    What we need
    Access, and a decision now and then.
    What you get
    A site that gets swept, and a number that gets answered.
  5. 05

    Handover and guarantee

    We finish the snagging, hand over the certificates, and the guarantee starts.

    How long
    A walk round, a snagging list, then the certificates.
    What we need
    A walk round with us.
    What you get
    Building Control completion certificate and the guarantee in writing.

Already have drawings?

Good — send them over and we’ll price from them. If something on them won’t build well, we’ll say so before we quote, not after.
